Lockridge Site: Prime Spot for Seniors’ Housing
The Cook Government is unlocking a unique development opportunity in the well-established suburb of Lockridge, with a 16,692 square metre infill site going to market.
The site at 45 Kerwin Way has been rezoned to Special Use Zone 29 under the City of Swan Local Planning Scheme 17, which specifically supports the development of a residential aged care facility and/or independent living complex.
This targeted land release responds to an identified gap in aged care accommodation in the area and delivers on a previous election commitment to release surplus Crown land for aged care purposes. Registrations of Interest (ROI) are open until Tuesday, 1 July 2025.
As part of the ROI process, interested proponents will be asked to outline their development vision, commercial terms, delivery capability and relevant experience.

“This is about using the State’s land assets to unlock well-located land to support high-quality, age-appropriate housing options for older Western Australians.
“The Cook Government is doing everything it can to increase the supply of diverse housing choices through targeted infill opportunities like this one.”

“Currently there are very few options for locals looking for residential aged care or independent living units in Lockridge.
“This project will allow people who want seniors’ accommodation to stay in the community they know and love.”
